Miramar Partners with Community Corp to Develop Affordable Housing Project

July 20, 2018 -- The Miramar Hotel is partnering with Santa Monica's largest affordable housing provider to build a housing project as part of the redevelopment of the century old Downtown hotel, Miramar officials announced this week.

The building developed by the Miramar and Community Corporation of Santa Monica would be built across from the relocated hotel entrance on Second Street on a site currently used for hotel parking.

The number of units in the building, as well as their size and income mix, will be set during the City’s approval process, which is expected to take place next year, Miramar officials said.

Community Corp, a non-profit that has created more than 1,700 affordable units in the city since it was founded in 1982, will manage the building.

“There is no better partner with which to build affordable housing in Santa Monica than Community Corp.” said Ellis O’Connor of Ocean Avenue LLC, the hotel's owner.

“Their track record is exemplary, and they know how to create architecturally significant and environmentally sustainable projects," O'Connor said in a statement.

Miramar officials said the project will have 50 percent of the number of condo units in the proposed hotel development, or double the number required under the new Downtown Community Plan.

The project, O'Connor said, will provide "critically needed housing for Downtown Santa Monica.”

Tara Barauskas, executive director of Community Corp, said the new affordable housing project will make Santa Monica "a more inclusive and vibrant place for everyone to live.”

“This new building will offer working families of modest means the opportunity to build a brighter future,” Barauskas said in a statement.

Unveiled in April, the Miramar's new design includes 312 luxury hotel rooms and as many as 60 condominiums ("New Miramar Hotel Design Embraces Past, Present and Future of Santa Monica, Developers Say," April 12, 2018).

On Thursday, the Miramar presented its new plans in public for the first time during a scoping meeting to help inform the Environmental Impact Report (EIR) being prepared for the project.
